Hail damage in South Elgin, Illinois — what to do next

The adjuster who inspects your roof is hired and paid by the insurance company.

They stand in the driveway, look up at the slope, and ask a question you have no reason to know the answer to: this looks like wear and tear to me — which of these marks is hail?

That question is the whole claim. Knowing which mark is hail, documenting it, and defending it when the answer is challenged is what a licensed public adjuster does.

Two things worth knowing before you call. Your deductible is yours to pay on any claim, whether or not you have help with it. And the fee for that help is set in writing before any work begins.

South Elgin sits on the Fox River in Kane County, between Elgin and St. Charles. The village grew sharply through the 2000s, and that timing matters to a hail claim more than it sounds like it should.

A village of roofs in the same age band

South Elgin added a large share of its housing in a single decade, which means a great many roofs here went on at roughly the same time and are now in their late teens or early twenties.

That is the least convenient age a roof can be when a storm arrives. It is old enough to show ordinary ageing that an adjuster can point to, and not old enough to be obviously at the end of its life. Claims on roofs in that band draw the wear argument more often than either newer or genuinely old ones.

Answering the wear argument

Age is not a coverage exclusion. The question is only whether what is on the roof is storm impact or deterioration, and those look different once somebody documents them properly.

Impact damage is directional: it concentrates on the elevations that faced the storm and thins out on the ones that did not. It also leaves marks on soft metals — gutters, vents, flashing — that ageing cannot produce, because metal does not weather into dents. Deterioration behaves the opposite way, appearing evenly across every elevation regardless of which way it faces.

That contrast is the whole argument, and it is why a claim on a twenty-year-old roof is won or lost on documentation rather than on the roof's age.

Your claim clock

Illinois has no statutory filing deadline. The limit is your policy's suit limitation clause, usually about a year from the date of loss, and your policy controls. Under 215 ILCS 5/143.1 the period is suspended from proof of loss until the carrier denies.

Common questions

Do you cover South Elgin?

Yes. South Elgin is in Kane County, one of the six counties covered here along with Cook, DuPage, Lake, Will and McHenry.

My roof is about twenty years old. Is it too old to claim?

No. Age affects how the argument runs and how depreciation is calculated, not whether you are covered. What matters far more is whether your policy pays replacement cost or actual cash value — check your declarations page, because that single term decides how much of the money arrives up front and how much is recoverable only after the work is finished.

How can anyone tell wear from hail damage?

By pattern and by material. Hail damage is directional and concentrated on the elevations that took the storm, and it dents soft metal that could not have aged into that shape. Wear is uniform across every slope and gets gradually worse everywhere at once. An inspection that does not record which elevations are affected has not really answered the question.

How long do I have after a South Elgin storm?

Your policy's suit limitation clause governs, commonly about a year from the date of loss, and Illinois adds no statutory deadline. Clauses vary, so read yours. If you filed a proof of loss and are waiting on a decision, 215 ILCS 5/143.1 generally pauses the clock meanwhile.
